London Bridge Property Director
About Our Opportunity:We are offering an exciting opportunity for a highly experienced Property Director to join our team in London Bridge. As a key member of our leadership team, you will be responsible for leading our New Homes sales team in delivering business targets, agreeing and delivering sales & marketing initiatives for all development sites, and ensuring they are on-brand and meeting client expectations.
The ideal candidate will have a strong background in new homes sales, with at least 5 years' experience and a deep understanding of how developers and developments work. They will be able to meet and manage developer clients, provide weekly updates, and successfully manage a sales team.
Key Responsibilities:- Lead our New Homes sales team in delivering business targets.
- Agree and deliver sales & marketing initiatives for all development sites.
- Ensure all development sites are on-brand and meeting client expectations.
- Manage call outs to the new homes database and generate targeted viewings.
- Cross selling new homes sites across London.
- Call out on the general applicant database about specific new homes sites.
- Sell stock ahead of launch (Off-Plan Sales).
- Conduct off-plan appointments / Carry out own viewings.
- Deliver a minimum of £300,000 personally invoiced sales per annum.
- Responsible for Trainee New Homes Consultants.
- Manage the Sales Team Manager.
- Launch new sites to market – agreeing a sales & marketing strategy making sure it is delivered on time and on brand.
- Regular visits to Offices - coaching / auditing / selling - new homes.
- Deliver an epic service to generate new and repeat business from existing clients.
- Provide pro-active weekly feedback to clients.
- Attend a monthly strategy meeting with clients.
- Challenge the Instructed sites and maintain their saleability.
- Help conduct pricing appraisals in designated territory.
- Proven track record, achieving personal annual exchanges in excess of £250k whilst taking on additional responsibilities.
- Proven track record in new homes with at least 5 years experience.
- Understanding how developers and developments work.
- Ability to meet and manage developer clients.
- Fully competent in weekly client updates.
- Successfully managing a sales team with at least 5 years experience.
- Excellent time management and organisational skills.
- Flexible approach to workload and able to work under pressure.
- A 'positive' and 'nothing is too much trouble' attitude.
Basic salary: £30,000, Travel Allowance: £6,000 + Commission structure on office and personal performance.
