**Job Summary**

We are seeking a highly skilled Residential Property Manager to join our team at Invictus Group. As a key member of our property management team, you will be responsible for providing exceptional property management services to our residential portfolios and mixed-use buildings.

Key Responsibilities:

  • Ensure Health and Safety requirements are met and maintained to a high standard.
  • Keep and update accurate records of risk assessments, maintenance, and inspections.
  • Carry out regular inspections and preparation duties, including fire door inspections.
  • Complete lease checks for all properties.
  • Arrange maintenance as and when required, in accordance with agreed terms.
  • Prepare property budgets and agree service charge budgets.
  • Liaise with internal teams and correspond with landlords, tenants, and other stakeholders.
  • Offer insurance advice and handle claims alongside the insurance team.
  • Attend regular meetings and complete minutes when necessary.
  • Fulfill requirements of the Section 20 Landlord & Tenant Act 1985.
  • Ensure the agreed terms of the lease are being adhered to and progress further if not met.

Requirements:

  • IRPM is essential, with ATPI being ideal but not essential.
  • Experience with all aspects of residential property management, ideally block management.
  • Knowledge and experience with carrying out Section 20 duties and requirements.
  • Ability to work in a fast-paced environment.
