Maintenance and Property Care Specialist

- Ensure the premises are maintained to a high standard, meeting Health and Safety regulations and legislative requirements.
- Support the Manager in the operation of the Home, focusing on property matters.
- Manage tools and equipment, storing them safely and securely, and maintaining them in a good condition.
- Keep accurate records of maintenance work, including the Maintenance Day Book, Diary of Major Works, and monitoring of external suppliers.
- Carry out repairs within and outside the building promptly, efficiently, and with minimal disturbance to residents and staff.
- Conduct daily inspections and maintenance routines, replacing light bulbs, emptying refuse sacks, and anticipating problems.
- Liaise with the Manager to plan errands and appointments, ensuring efficient use of time and resources.
- Ensure the outside of the building and grounds are well-maintained and safe.
- Fire Alarm System: activate the alarm bell weekly to ensure the system operates correctly.
- Water checks: perform temperature and Legionella checks to meet legislative requirements.
- Check of Nurse Call System and Lift operation: record in diary.
- Check boilers and room temperatures: ensure they are functioning correctly and adequate for the season.
- Check security of premises: window catches, door locks, etc.
- Read and record Gas, Electricity, and Water meters: provide monthly totals to the Manager.
- Direct and check in deliveries: store goods tidily and ensure they match delivery notes.
- Liaise with the Housekeeper: assist with shampooing carpets and moving heavy furniture.
- Redecorate rooms as needed: liaise with the Manager and record the date, paint colours, and makes.
- Attend staff meetings and training sessions as required.
- Assist with moving furniture and piano for events: follow manual handling risk assessment.
