Student Lettings Manager Opportunity

We are seeking a highly organized and customer-focused Student Lettings Manager to join our team at Adaptable Recruitment. As a key member of our property management team, you will be responsible for overseeing the student and residential blocks of apartments, ensuring high levels of customer satisfaction and service.

Main Responsibilities:
  • Oversee the day-to-day operations of the student and residential blocks, including managing tenant and landlord relationships.
  • Conduct viewings and ensure full occupancy of both the student and residential units.
  • Follow the student letting cycle in agreement with the company's expectations.
  • Control rental income in line with company parameters.
  • Deal with formal complaints from tenants and landlords in line with company policy and procedures.
  • Act as the face of the development, engaging with customers in a positive manner and ensuring the highest levels of customer care and service.
  • Assist in the implementation of customer engagement strategies, including customer communications, feedback, and satisfaction.
  • Proactively identify potential customer engagement events and implement accordingly.
  • Take ownership of the block, conducting regular walk-throughs and taking immediate action to address any issues.
  • Coordinate maintenance for properties, including liaising with contractors and landlords to ensure authorization for work and management of associated invoices.
  • Attend tenant/owner properties in the event of major incidents, ensuring they are kept up to date and liaising with contractors and maintenance teams to complete works quickly.
  • Ensure landlords are compliant with local authority licensing schemes.
  • Ensure properties are compliant with relevant legislation, including the servicing of unvented hot water systems, gas, and electrical systems/items.
  • Adhere to relevant legislation and regulations, including the Housing Act, GDPR, and AML, in all lettings activities.
  • Manage the tenancy renewal process, consulting with landlords on their renewal requirements.
  • Work with the property assistant to ensure mid-term inspections are carried out.
  • Act upon detail provided by the leadership team regarding potential rent increases and liaise with landlords to implement or upon direct requests to increase rents by landlords.
  • Process end-of-tenancy notices, overseeing property check-out inspections, authorizing cleaning and repairs works, informing landlords of any works required, and obtaining authorization.
  • Deal with deposit returns, processing invoices to allocate to deposits, organizing deposit release, keeping landlords informed of the process, and dealing with deposit disputes and associated evidence.
  • Process tenant move-ins, overseeing property inventory inspections, and consulting with the property manager to ensure timely re-letting.
The Ideal Candidate:
  • At least 2 years' experience in student lettings.
  • Excellent organizational, prioritization, and planning skills.
  • Computer literacy.
  • Professional conduct and attitude to enhance the company's reputation.
  • Proven track record in achieving lettings targets.
  • Excellent written and verbal communication skills.
