Our client, a prominent local authority, is seeking a skilled Capital Works Manager to lead their planned works projects across their housing and commercial portfolio.

Job Description

  • Organisational lead for planned works projects across the housing and commercial portfolio, ensuring seamless execution and timely delivery.
  • Reporting into the Head of Asset Management & Development, providing strategic guidance and support.
  • Management of a team of Building Surveyors and Capital Works Team, fostering a culture of collaboration and excellence.
  • Responsibility for circa 4,500 residential properties and 300 commercial units, overseeing maintenance and construction activities.
  • Overseeing the strategic plan for external contractors delivering works, ensuring high-quality outcomes and adherence to health and safety protocols.
  • Maintenance & construction, health & safety, and CDM compliance, ensuring a safe working environment for all stakeholders.
  • Ensuring high-quality homes for our customers, delivering exceptional customer service and satisfaction.
  • Retrofit decarbonisation projects, driving sustainability and reducing carbon footprint.
  • Financial management, overseeing budgets and ensuring cost-effective solutions.

The Successful Applicant

A successful Capital Works Manager should possess:

  • Relevant construction qualifications, such as a degree in construction management or a related field.
  • Proven track record operating in the social housing sector, with experience in property management and planned works programme strategies.
  • Proven leadership skills and experience managing a team, with a strong focus on collaboration and communication.
  • Strong knowledge of construction processes, property management, and planned works programme strategies, with the ability to adapt to changing circumstances.
  • Excellent strategic planning and project management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
  • Strong communication skills, with the ability to engage effectively with a range of stakeholders, including customers, contractors, and internal teams.
