Commercial Estate Manager

Topps Group is a leading retail business with a unique approach to property management. We are seeking a skilled Commercial Estate Manager to join our team in Leicestershire.
Job Overview:
We are looking for an ambitious and experienced Commercial Estate Manager to play a key part in driving the company's continued growth and success.
Main Responsibilities:
- Negotiate financial property management agreements with external partners and work closely with solicitors, landlords, tenants, consultants, insurers, surveyors, and other stakeholders.
- Manage an up-to-date estate management schedule and regularly report on key performance indicators, lease renewals, rent reviews, building surveying matters, business rates, and agency advice.
- Identify opportunities to re-gear leases on critical sites and negotiate value-enhancing terms with landlords.
- Conduct site acquisitions across the UK, targeting unique opportunities in specific locations, and manage store disposals, sublettings, dilapidation matters as allocated.
- Provide budget and other reports to finance colleagues on rent, rates, insurance, and other service charges.
- Work closely with the Facilities Manager to ensure lease compliance and obtain necessary landlord consents or regulatory approvals.
Requirements:
- A RICS Chartered Surveyor (General Practice or Estate Management) qualification with expertise in commercial property legislation, estate management, and landlord-tenant matters.
- An enthusiastic, proactive approach combined with excellent communication skills, good telephone and email manner, understanding of financial aspects, and ability to drive performance.
- Good IT and administrative skills, being able to prioritize tasks, handle difficult situations, demonstrate good organization, and maintain accurate records.
- Ability to provide expert advice and recommendations, possess commercial awareness of the property market, ideally within the retail/industrial/warehouse sector, knowledge of rents and standard lease terms, and understanding of MEES and regulations.
