Job Title: Estates Surveyor - Property Valuation and Management Expert

Job Summary: We are seeking a highly skilled Estates Surveyor to join our team at Essential Employment. As an Estates Surveyor, you will be responsible for providing a comprehensive Professional Valuation and Estates Management Service.

Key Responsibilities:

  • To inspect, survey, value, negotiate, report upon and conclude cases allocated to the postholder embracing:

a. Acquisitions (both by Agreement and Under CPO powers).
b. Disposals.
c. Negotiation and processing of leases (renewals/rent reviews), licences, assessment of premiums and service charges.
d. Easements/Wayleaves.
e. Appropriations.
f. Buildings insurance reinstatement valuations, including arranging for cover and processing of claims.
g. Non-domestic rating assessments and appeals.
h. Asset Register Work.
i. Project Management of development/refurbishment schemes.
j. General Estates Management work (e.g. lease variations, dilapidation's, rectification of breaches of covenant, protection of property rights).

Requirements:

  • To assist in providing strategic advice to other Departments and Members respect of the Corporate Estate.
  • To assist in the commissioning and monitoring of work as directed.
  • To liaise with other Departments, other sections of the Corporate Resources Department, Members and outside bodies including professional agents, consultants, contractors and insurance assessors as appropriate.
  • To deal with enquiries from the general public and advise upon matters concerning appropriate property related issues.
  • To produce reports as directed.
  • To attend Committees, Working Parties, Officer and Ad Hoc meetings as directed.
  • To prepare evidence for arbitration, independent expert referrals, Valuation Tribunals, Lands Tribunals or Court as directed.
  • To attend as an expert or witness at Valuation Tribunals, Lands Tribunals or Court Hearings as directed.
  • To ensure that the provisions of Health and Safety regulations are implemented in respect of the premises and land managed and the public utilising such premises and land.

Working Arrangements: This is a Full time role on a temporary contract basis.
