We are seeking an experienced and skilled Residential Block Management Specialist to oversee the block management of our portfolio of buildings and estates in south London, Kent, and Surrey.

Main Responsibilities:
  • Compliance and Governance: Ensure that all processes followed are compliant with company policies and procedures, updating and applying them to required standards.
  • Maintenance and Repairs: Oversee day-to-day maintenance and repairs of leasehold and freehold properties, ensuring prompt attention to defects or problems.
  • Client Communication: Prepare for and attend client Board meetings, including AGMs and Directors' meetings, which may be held in the evenings or outside normal business hours.
  • Project Management: Assist with project managing major internal and external works, liaising with surveyors or professional consultants as necessary.
  • Staff Management: Manage on-site staff, addressing employment issues and performing regular site visits to ensure all buildings are in good order.
  • Insurance Claims: Monitor insurance claims progress and assist as necessary.
  • Clients and Leaseholders: Liaise and communicate with clients, leaseholders, and residents regarding management issues, delivering a coordinated approach to health and safety across the portfolio.
Budgeting and Financial Management:
  • Budget Preparation: Produce budgets, including reserve funding, for client approval, and manage expenditure against budget throughout the financial year.
  • Credit Control: Manage portfolio arrears levels and credit control procedures, taking steps to meet agreed targets and reporting reasons for variations.
Requirements:
  • Knowledge: Familiarity with relevant residential legislation, RICS Residential Code, and TPI Regulations and procedures, along with best practice in residential block property management.
  • Experience: Experience in interpreting and advising on property leases and client company procedures, as well as communicating effectively with diverse groups.
  • Skills: Excellent IT skills, including Word, Excel, and specialist block management software, with strong organisational and initiative skills to prioritise and plan activities across the portfolio.
