About the Role

Galliard Homes, a leading property development and management group, is seeking a highly skilled Commercial Asset Manager to join its team. As a key member of the organization, you will be responsible for managing a portfolio of commercial assets, ensuring their optimal performance, profitability, and value enhancement.

Key Responsibilities

  • Oversee and negotiate lease agreements to maximize revenue and minimize vacancies.
  • Actively market vacant units and conduct rent reviews to ensure optimal rental income.
  • Maintain accurate portfolio data, including tenancies, vacancies, and dates.
  • Foster strong relationships with tenants, managing agents, and internal stakeholders to ensure seamless communication and collaboration.
  • Partner with the wider Galliard Homes team to understand the strategy of each site within the portfolio and identify opportunities for value enhancement.
  • Work with building surveyors to conduct dilapidation surveys and negotiate with tenants to ensure substantial payments for refurbishment works.
  • Identify sites where refurbishments will enhance the value and marketability of a property.
  • Assist the Investment and Acquisitions teams with information and assistance as needed.
  • Ensure good communication with tenants and managing agents, and review service charge budgets to ensure affordability and realism.
  • Review, sign off, and manage business rates across the portfolio.
  • Assess the usability of sites and consider planning uses to maximize value.

Requirements

  • Exceptional organizational and communication skills, with sound commercial knowledge.
  • Determination to provide solutions to improve efficiencies and achieve goals.
  • Ability to put forward ideas to improve the success of each asset.
  • Disciplined actions to achieve set strategies for each asset.
  • Contribution to the achievement of group objectives and effective collaboration with others.
  • Good communication skills, with the ability to present ideas clearly and professionally.
  • Confidence to liaise with external organizations and individuals, JV partners, solicitors, banks, etc.

Desirable Qualifications

  • Minimum 5 years of relevant experience in commercial asset management or similar within a property development or property management business.
  • RICS accreditation.
