Maintenance & Repairs Manager

Our client, a not-for-profit housing association in Luton, seeks an experienced Maintenance & Repairs Manager to deliver high-quality customer service in maintenance, repairs, and voids.
Key Responsibilities:- Manage contractors for compliance and planned activities.
- Ensure contract management meetings occur regularly and monitor contractor performance.
- Oversee compliance and planned programme management, including capital replacements and cyclical investments.
- Support the Head of Property Services in developing capital and cyclical investment programmes.
- Project manage capital and cyclical investments, ensuring asset component information is up-to-date.
- Monitor annual budgets for capital and component placement, and cyclical investments.
- Implement and arrange rolling stock condition surveys, and coordinate day-to-day maintenance activities.
- Manage the work scheduling function to ensure the right resources are in the right place at the right time.
- Monitor and supervise trades on the ground, ensuring they have necessary information and equipment.
- Carry out post-inspections on properties as required, and undertake void property and repair inspections.
- Chair the weekly voids meeting and work with colleagues to ensure regular updates.
- Monitor and manage disrepair claims, liaising with the in-house team and surveyor/s.
- Undertake works related to refurbishing office spaces as required, and oversee maintenance inventory and equipment.
- Manage the team fleet, ensuring it is correctly maintained, including MOT, servicing, and stock checks.
- Ensure all work is undertaken in accordance with Health and Safety legislation, and attend emergency situations outside normal working hours if necessary.
- Deputise for the Head of Property Services during absences, and support the Head of Property in recruitment and training.
- Update knowledge by participating in training opportunities, and undertake the investigation of and effective handling of complaints as required.
- Experience in repair and maintenance in residential properties and line management.
- Understanding of compliance responsibilities within the housing environment.
- Experience of inspecting defects in dwellings and specifying cost-effective repairs.
- Good working knowledge of building construction, building regulations, and health and safety legislation.
- Experience of managing Health and Safety concerns, and understanding of component replacements and programmes of work.
- Dealing with disrepair claims, and undertaking property inspections and preparing schedules of works.
- Experience of delivering high standards of customer service to all customers, internal and external.
- Experience in managing external contractors in addition to in-house teams.
- Ability to deal with conflicting priorities and complex situations.
- Good verbal and written communication skills, and problem-solving and sound decision-making abilities.
- Highly developed communication and interpersonal skills, able to engage people at all levels.
- Excellent analytical and evaluation skills, and excellent influencing skills.
- Experience of managing and supervising staff and contractors.
