Job Title: Junior Block Manager

Job Description:

Dove & Hawk is supporting a Prime Central London Managing Agent in their search for a Junior Block Property Manager to join their team in the Chelsea office. This role is ideal for someone from a Property Management background looking to transition into a Block Management role.

Duties and Responsibilities:

  • Manage a small portfolio of approximately 20 sites.
  • Provide exceptional client care and liaison services.
  • Stay up-to-date with Government and Governing Body legislations and guidelines.
  • Ensure relevant Service Contracts and Annual Orders are in place.
  • Regularly review service contracts, agree service levels, identify necessary preventative maintenance, and pre-authorize expenditure within agreed parameters.
  • Conduct property inspections and complete detailed reports.
  • Undertake regular basic risk assessments of each building in your portfolio.
  • Review Health and Safety reports and arrange for necessary rectification measures.
  • Liaise with Health and Safety consultants and contractors as required.
  • Attend client meetings and AGMs.
  • Prepare Service Charge budgets.

Requirements:

  • At least 1 year's experience working in a Block or AST Property Management role.
  • Understanding of Landlord and Tenant Act and RICS and ARMA guidelines.
  • Desire to carve a career within the Block Management industry.
  • Excellent communication skills (both written and verbal).
  • Strong attention to detail.
  • A positive attitude with a problem-solving mindset.

Working Hours: Monday to Friday, 9-5pm, with flexible working arrangements and provision for 2 days per week working from home.
