Job Title: Residential Property Manager

Location: Remote

Job Type: Full-time

Salary: Up to £38,500 (including car allowance)

We are seeking an experienced Residential Property Manager to oversee a portfolio of residential blocks, ensuring smooth operations and providing an excellent service to clients. This role will involve managing a varied workload, meeting deadlines, and maintaining a high level of customer satisfaction.

Key Responsibilities:

  1. Portfolio Management: Oversee a portfolio of residential blocks, ensuring they are managed efficiently and in line with company and legal standards.
  2. Client Liaison: Act as the main point of contact for residents, leaseholders, and clients, addressing any queries or issues promptly and professionally.
  3. Financial Oversight: Prepare and manage service charge budgets, ensuring accurate forecasting and financial planning.
  4. Compliance: Ensure compliance with relevant health and safety regulations, lease agreements, and statutory obligations.
  5. Site Visits: Conduct regular inspections of the blocks to ensure properties are maintained to a high standard.
  6. Repairs and Maintenance: Organize and oversee repairs, maintenance, and contractor work, ensuring cost-effective and timely completion.
  7. AGMs: Attend and lead Annual General Meetings (AGMs) and other relevant meetings with stakeholders.
  8. Reporting: Prepare and deliver regular reports to clients and senior management, detailing portfolio performance and updates.

Requirements:

  1. Proven experience in block management or property management, ideally with IRPM (Institute of Residential Property Management) qualifications.
  2. Strong understanding of service charge budgets, property legislation, and compliance.
  3. Excellent communication and interpersonal skills.
  4. Strong problem-solving ability and attention to detail.
  5. Ability to manage a varied workload and meet deadlines.
  6. Full UK driving license (car allowance provided).
