The successful candidate will have proven experience in managing and leading teams, with a track record of excellence in customer service, property management, and problem-solving. You will be highly organized, with exceptional communication skills and the ability to maintain professionalism and discretion in all interactions.
About the Role:
- Lead a team of Property & Letting Managers in the Midlands region, ensuring they meet performance targets and deliver exceptional customer service.
- Oversee the team's operations, including arranging property visits, maintenance coordination, refurbishment projects, and end-of-tenancy processes.
- Partner with the Maintenance Coordinator to ensure maximum utilization of Maintenance Operatives and a high level of service delivery.
- Assist with monitoring the region's financials, including processing and managing payment of invoices from contractors and suppliers.
- Provide guidance and support to junior team members, including training and coaching to enhance their skills and performance.
- Build and maintain strong relationships with internal stakeholders and customers, identifying areas where the team can provide additional support.
- Attend and present at team and department meetings, discussing KPIs, performance, and strategy.
- Ensure accurate records of property and maintenance details are maintained on company software (Catalyst).
- Handle negotiations with tenants, ensuring fair resolutions are reached while maintaining professionalism.
- Continuously assess and improve team performance, providing feedback and coaching to team members.
- Conduct regular one-to-one meetings, weekly catchups, and bi-annual appraisals with team members.
- Ensure the region maintains 100% compliance with regulatory requirements.
- Resolve complaints or escalations in a timely and professional manner.
Requirements and Qualifications:
- Proven experience in managing and leading teams, with a track record of excellence in customer service, property management, and problem-solving.
- Highly trained and experienced property/lettings manager with knowledge of sophisticated systems.
- Exceptional organizational skills and attention to detail.
- Outstanding communication skills and ability to maintain professionalism and discretion.
- Proven record of excellent customer service, including during contentious situations.
- Strong problem-solving skills and ability to manage complex property-related and people-related challenges.
- Ability to work autonomously while collaborating effectively within a team.
- ARLA qualification desirable.
Benefits and Requirements:
- Satisfactory references and DBS check required.
- Salary: £35,000 - £40,000 per annum, plus up to 20% discretionary bonus.
