Job Title: Heritage Facilities Manager

Trinity Community Arts Ltd is seeking an experienced Heritage Facilities Manager to oversee the maintenance, operations, and restoration work across two key heritage sites in Bristol: The Trinity Centre and Jacobs Wells Baths.

Job Summary

The successful candidate will play a leading role in managing the physical upkeep, repairs, and compliance of both heritage buildings. They will work closely with contractors, staff, and professionals to ensure that all operational and maintenance work is carried out to the highest standards, with particular sensitivity to the unique needs of historic structures.

Key Responsibilities
  1. Asset Management: Maintain a comprehensive and up-to-date asset register for all internal and external building assets, ensuring items are catalogued, with records of the last maintenance, and future maintenance schedules to ensure effective planning, reporting, and upkeep.
  2. Facilities Management: Oversee cyclic and arising repairs and maintenance of the Trinity Centre and Jacobs Wells Baths, ensuring both sites are safe, functional, and compliant with relevant regulations.
  3. Health & Safety and Compliance: Keep on top of regular risk assessment reviews, audits, and inspections in relation to buildings insurance and compliance. Use Trinity systems (I Am Compliant) to ensure up-to-date record keeping and risk assessments across operations.
  4. Budget Management: Manage the general repairs and maintenance budget across both sites, including planning for future maintenance needs and large-scale repairs as appropriate.
  5. Heritage Conservation & Capital Works Support: Oversee and develop planned renovations and improvements at the Trinity Centre, consulting with heritage conservation experts to ensure all planned works are appropriate to the heritage site context.
  6. Sustainability: Oversee integration of sustainable practices and green technology across both buildings, where feasible.
  7. Staff Supervision: Supervise the Heritage Maintenance Assistant, providing support, training, and oversight as required.
  8. Liaison & Communication: Act as the primary point of contact for external contractors, service providers, and regulatory bodies as required for inspections, cyclic, and scheduled works.
  9. Contractor Supervision & Liaison: Supervise contractors working on-site where needed, collaborating with any appointed professional team overseeing the capital works programmes.
  10. Systems and Contracts: Assist the Finance and Venue Team to oversee contracts for relevant services, ensuring that all technology infrastructure is kept up-to-date and fully operational.
  11. Team & Training: Attend relevant team meetings, adhering to and upholding Trinity's policies and values.
Requirements

The successful candidate will have:

  1. Experience in facilities management, particularly in heritage buildings.
  2. Project management skills, with the ability to manage multiple sites.
  3. Supervision of staff, tradespeople, and sub-contractors.
  4. Experience in programming and overseeing construction works and events.
  5. Expertise in heritage conservation and best practices in maintaining historic structures.
  6. Strong commitment to health and safety, with relevant training and knowledge of best practices.
  7. Experience in producing, implementing, reviewing, and revising Risk Assessments and Method Statements (RAMS).
  8. Familiarity with modern building management systems and compliance tools.
  9. Knowledge of Asset Management or willingness to learn.
  10. Budget management experience in facilities and/or restoration contexts.
  11. Good ICT skills, including proficiency in Word, Excel, etc.
Qualifications

Candidates with relevant trade qualifications will be offered a market supplement of £2,000-£4,000 at the point of job offer, dependent on levels/accreditations held. This will be payable after successful completion of the probation period.Knowledge

  1. Knowledge and experience of the Health and Safety at Work Act 1974 (HASWA).
  2. Knowledge and experience with Construction and Design Management Regulations 2015 (CDM).
  3. Understanding of safeguarding practices.
  4. Knowledge of equalities, protected characteristics, and diversity and inclusion principles.
