Construction Project Development Manager

Cape Associates, Inc. is seeking an accomplished Construction Project Development Manager to join our team. In this dynamic role, you will be responsible for overseeing multiple projects simultaneously, ensuring timely completion and maintaining exceptional client relationships.
Key Responsibilities
- Assist in pre-construction processes, including estimating, subcontractor bid management, permitting, project setup, and mobilization.
- Develop comprehensive project estimates for any size project, incorporating labor, materials, and subcontractor costs for successful project delivery.
- Organize and prepare essential project documents, such as contract estimates, plans, schedules, and bid guides for trade teams.
- Establish and maintain progress invoicing, change orders, budget tracking, and schedules for clients.
- Manage subcontractor bids, track progress billings against awarded contracts, and address questions from subcontractors regarding payments.
- Estimate and track potential change orders for client approval and update project schedules based on team feedback and job site progress.
- Prepare and coordinate onsite/offsite client meetings and assist in streamlining the project closeout process, punch lists, owner's manuals, education, and maintenance.
- Achieve annual sales goals set by company leadership and develop new business while cultivating existing relationships.
Requirements
- A Construction Supervisor License (CSL) is mandatory.
- 5+ years of prior Project Management experience are required.
- Strong verbal and written communication skills, along with organizational abilities and attention to detail.
- Proficiency in using computer, iPad, and iPhone systems, as well as Microsoft Outlook, Word, Excel, Adobe Reader, and willingness to learn construction accounting software and client database software.
Work Environment
- This role primarily involves sitting; however, occasional standing and movement may be required, including lifting files, opening filing cabinets, and bending or standing as necessary.
Compensation Package
- The salary range for this position is $110,000-$140,000 per year.
