We are seeking a skilled Property Manager to join our team at Command Recruitment. As a Property Manager, you will be responsible for administering the maintenance of our estate agency properties that are let. This is an exciting opportunity to work with a busy Estate Agency based at Chadwell Heath.

The Role

As a Property Manager, you will be responsible for organizing repairs and maintenance of properties, as well as ensuring compliance with necessary legal documentation such as gas certificates and EPCs. You will work autonomously, making decisions and taking actions to ensure the smooth operation of our properties.

Key Responsibilities

  • Attend regular meetings with the Property Management Team
  • Ensure landlords fulfill their obligations to tenants, both in statute and tenancy agreements
  • Account for queries on accounts promptly and accurately
  • Authorize reasonable, justifiable, and landlord-responsible repairs
  • Ensure repairs are completed and invoiced correctly, with contractors paid promptly
  • Verify contractors are adequately qualified, insured, and have two trade references
  • Ensure decisions do not put the company at risk of being sued by landlords for negligence or mishandling of funds
  • Ensure tenants fulfill their obligations as set out in tenancy agreements
  • Display relevant skills to identify and qualify landlord and tenant needs, ensuring our Service Standards are met
  • Ensure every property with a gas supply has a current and valid gas safety certificate

Package

  • Monday to Friday, 9 am to 6 pm
  • Basic Salary: 32,000-35,000
  • Optional Saturday for an uplift in salary
  • Paid Holiday
  • Company Pension Scheme
