Job Summary:

CBRE is seeking a highly skilled Residential Services Director to join our team. As a key member of our operations team, you will be responsible for managing the day-to-day activities of our residential properties.

Key Responsibilities:

  • Manage operational activities for all residential properties in the portfolio, ensuring compliance with company policies and procedures.
  • Conduct regular inspections of the building fabric to identify potential issues and implement corrective actions.
  • Undertake vacant property checks, including flushing units and removing any post, to ensure properties are secure and ready for occupation.
  • Attend all AST and Long Leasehold residential tenants' meetings with the surveying team to provide updates and address any concerns.
  • Liaise with local authorities as appropriate to ensure compliance with regulatory requirements.
  • Proactively manage risk and deal with insurance issues on site relating to residential claims, minimizing downtime and ensuring business continuity.
  • Produce regular reports to the Estate Manager and residential surveying team, highlighting key issues and recommendations for improvement.
  • Manage and support a team of residential managers, providing guidance and coaching to ensure they have the skills and knowledge required to perform their roles effectively.
  • Act as the first point of contact for any questions or concerns, providing excellent customer service and ensuring issues are resolved promptly.

Requirements:

  • A proven track record within the property management industry, with a deep understanding of how stakeholders function and the range of services available to clients.
  • Constantly updating knowledge of legislation relating to residential property management, with a positive attitude and willingness to learn.
  • Proven track record of building and maintaining client relationships, with excellent communication and interpersonal skills.
  • Understanding of how to build and maintain tenant/customer relationships, with a focus on delivering exceptional customer service.
  • Knowledge of key issues to be noted on property inspections and ability to resolve, with a focus on minimizing downtime and ensuring business continuity.
  • Understanding of the principles of service charges, budget management, and purchase order management, with a focus on ensuring compliance with company policies and procedures.
  • Ability to specify services, tender contracts, and select service providers, with a focus on delivering value for money and ensuring quality of service.
  • Knowledge of legislation and policies relating to Health and Safety, achieving KPI's, with a focus on ensuring a safe working environment.
  • Knowledge of legislation and policies relating to Environmental protection, with a focus on minimizing the company's environmental impact.
  • Understanding of insurance relating to buildings and the FSA regulations, with a focus on minimizing risk and ensuring business continuity.
  • Ability to work effectively in a busy environment as part of a team, supporting colleagues and contributing to the achievement of business objectives.
  • Excellent communication skills, both verbal and written, with strong customer service skills and a focus on delivering exceptional customer service.
  • ARLA level 3 qualification, with a focus on ensuring compliance with industry standards and best practices.
