Residential Contracts Manager

Lotus Homes, a leading Residential Housing Developer, is seeking an experienced Residential Contracts Manager to join their Residential Housing Division. The successful candidate will be responsible for managing a number of residential housing schemes from tender through to completion, ensuring works are carried out on time and within budget.
Key Responsibilities:- Provide support to the Residential Construction Director and work within a contracts team consisting of a Quantity Surveyor and New Homes Co-Ordinator.
- Manage residential housing sites in accordance with current Health & Safety Legislation and CDM Regulations.
- Deal with road and sewer bonds, including placing and timely adoptions of same.
- Support in managing planning permissions and building control approvals.
- Manage drawings and monitor change management.
- Liaise with architects and other members of the Design Team.
- Support in land acquisition and appraisals.
- Liaise with local and statutory authorities regarding services and other issues.
- Assist QS by keeping records for valuations with contractors.
- Prepare and assist with documents for tender purposes and manage the tendering process.
- Develop specifications for finishes, etc.
- Compile management reports as required.
- Manage customer care and purchaser complaints.
- Assist in the management and sale of new residential developments.
- Respond to legal queries raised.
- Prepare lease/deed maps for individual properties.
- Analyse available information to show trends where quality and defect management can be improved.
- Construction Management Degree and/or working towards CIOB Qualification.
- Minimum of 5 years experience in a similar role within Residential Developments.
- Proficient in the use of MS Office 2010 suite of programs.
- Good organisational and time keeping skills.
- Excellent communicator both verbally and in writing.
- Self-motivated and pro-active approach.
