Key Responsibilities:- Develop and implement effective planning, operational, and contract administration procedures to deliver high-quality, cost-effective services.
- Provide a safe, comfortable, and operational working environment for tenants, ensuring compliance with Health & Safety regulations and company policies.
- Manage client relationships, responding to tenant requests and ensuring business continuity and satisfaction.
- Coordinate site resources, suppliers, and sub-contracted services, including access control, cleaning, mechanical and electrical services, fire protection, lifts, building repairs, security, and grounds maintenance.
- Oversee project management, ensuring timely completion, budget adherence, and customer satisfaction.
- Maintain security of company investments by conducting regular site inspections, implementing maintenance and repair policies, and ensuring compliance with legislation and company requirements.
- Manage office services, including reception, meeting, and video conferencing facilities, catering, vending, security, and cleaning services, ensuring an acceptable image for customers and visitors.
- Develop and implement emergency call-out procedures, ensuring compliance with statutory regulations and company policies.
- Ensure compliance with relevant Health & Safety legislation, policies, and procedures, including risk assessments and method statements.
- Coordinate building and engineering maintenance, ensuring preventive maintenance schedules are introduced and maintenance and inspections meet statutory and company requirements.
- Manage asset register, ensuring accurate and comprehensive records, including emergency information sheets, health and safety logbooks, expenditure records, and service contract documents.
- Minimum 3 years' direct Facilities management responsibility in the control of both 'hard' and 'soft' service provision.
- Working knowledge of M&E systems/installations, including HVAC, electrical distribution, and generation, UPS, comms room, fire detection/protection, and other engineering systems.
- Knowledge of building construction and project management techniques.
- NEBOSH Health & Safety General Certification or similar.
