Job Title: Commercial Property Solicitor

We are seeking an experienced Commercial Property Solicitor to join our team at Recruitment South East Ltd. The ideal candidate will have a strong background in commercial property law, conveyancing, and lease agreements.

Key Responsibilities:
  • Oversee the full conveyancing process for property acquisitions and disposals, including due diligence, contract drafting, and negotiations.
  • Draft, negotiate, and manage site and land lease agreements, ensuring favourable terms for the business.
  • Handle the preparation and negotiation of commercial leases, licenses to alter, lease renewals, rent reviews, and break clauses for franchise locations.
  • Coordinate legal aspects related to site development, ensuring compliance with planning permissions and regulations.
  • Ensure all property transactions and site developments comply with relevant commercial property laws, regulations, and local authority requirements.
  • Work closely with external stakeholders such as franchisees, landlords, planning authorities, surveyors, and utility providers.
  • Assist with legal documentation and strategic advice for the acquisition of new franchise sites across the UK.
  • Identify potential legal risks and provide practical solutions to protect the company's interests in property transactions.
  • Maintain clear, detailed records of all transactions and provide regular updates to the senior management team and franchise partners.
Essential Requirements:
  • Qualified Solicitor in England and Wales, with at least 5+ years of post-qualification experience in commercial property law/Conveyancing.
  • Strong experience in conveyancing, lease agreements, and commercial leases, particularly in the context of multi-site operations.
  • Proven track record in managing site and land transactions for commercial purposes.
  • Experience with site development, including legal requirements for EV charging points, utilities, and other key amenities.
  • Knowledge of planning law and property compliance in the UK.
