Planning and Acquisitions Lead

Bellway Homes is seeking a highly experienced Planning and Acquisitions Lead to join the Land department of our Wessex Division. The successful candidate will be responsible for advising land teams on all aspects of planning policy and development control affecting land acquisition.

This role will play a critical part in delivering the company's growth strategy, working closely with the Land Director and other departments to identify and secure new development opportunities.

Key Responsibilities:
  • Provide expert advice on planning policy and development control affecting land acquisition.
  • Lead the identification and assessment of potential development sites, including analysis of market trends and competitor activity.
  • Develop and implement planning strategies to obtain consent in a timely manner, maximizing commercial returns for the company.
  • Promote sites through the Local Plan system and keep stakeholders informed of progress.
  • Prepare planning reports on land acquisitions, identifying any planning or commercial risks.
  • Negotiate with landowners, Local Authority officers, and the community regarding residential development proposals.
  • Negotiate S106 agreements as necessary and advise on commercial implications.
  • Prepare and submit planning applications with accompanying information to ensure compliance and registration.
  • Represent the company at Planning Committee Meetings as necessary.
Requirements:
  • Experience working as a Planner or Planning Manager.
  • Qualifications: Planning or Surveying Degree or above, or equivalent.
  • Strong analytical and problem-solving skills.
  • Ability to work under pressure and meet deadlines.
  • Excellent communication and negotiation skills.
