Job Description

**Job Summary**

We are seeking a highly skilled and experienced Senior Quantity Surveyor to join our team at United Living. As a key member of our commercial team, you will be responsible for managing the financial and contractual aspects of our construction projects.

Key Responsibilities

  • Assist in the preparation of tenders and quotations, including checking of quantities and analyzing tender exclusions and conditions.
  • Ensure a detailed understanding of bid allowances and complete a thorough handover with the estimating team.
  • Cooperate with the project team to deliver successful projects and achieve business unit objectives.
  • Support the Operations Manager in managing project issues, correspondence, and contractual processes.
  • Provide advice to the management team on contractual, valuation, and measurement matters.
  • Prepare and implement the project procurement strategy with the Operations Manager.
  • Chair subcontract interview meetings and prepare subcontract enquiries.
  • Negotiate subcontract packages and draft and place subcontract orders.
  • Support the Operations Manager in providing monthly reports to customers and developing relationships with customers, consultants, and subcontractors.
  • Evaluate and agree the price of variations, provisional sums, and contract instructions.
  • Prepare and agree monthly valuations with clients and ensure timely invoicing and payment.
  • Ensure compliance with contractual agreements and maintain accurate records.
  • Prepare and submit alternative proposals for materials and specifications.
  • Prepare and agree the final account with clients and submit necessary contractual claims.
  • Manage subcontract interim valuations and final accounts, including measurement and negotiation.
  • Inform the Commercial Manager of possible claims by subcontractors and prepare necessary documentation.
  • Prepare responses to claims for loss and expense.
  • Manage project profit and loss accountability, including forecasting and cash management.
  • Monitor and deliver on agreed areas and work on identifying further areas for recovery.
  • Raise alarm signals to the Commercial Manager when contracts stray outside cost and profit parameters.
  • Monitor preliminaries and site management costs and advise the Operations Manager on action to be taken.
  • Prepare and present commercial elements at the site Monthly Contract Review Meeting.
  • Assist in the preparation of claims or other means of dispute management.
  • Study contract documents and advise on onerous conditions.
  • Manage people responsibilities for the team, including Performance and Development Reviews and coaching team members.
  • Attend site meetings as necessary.
  • Support in the collation of relevant documentation relating to insurance claims.
  • Maintain and continuously improve commercial, legal, and contractual awareness.
  • Ensure compliance with document control systems and Group Delegated Authorities.
  • Involve in community engagement activities.

Requirements

  • BSc in Quantity Surveying or similar commercial-related course.
  • Professional qualification MRICS or MCIOB desirable.
  • Good data interrogation skills.
  • Line Management experience is essential.
  • Commercial Awareness with good legal and contractual knowledge and experience.
  • Experience of Management accounts.
  • Proficient in Microsoft Office, particularly Excel (Advanced), Access, and keen to extend knowledge on software packages.
  • Commercial contracting experience.
  • Re-measurement skills.
  • Previous experience in construction or similar sector.
  • Valid driving license.
  • CSCS card at appropriate level.
