Development Manager Job Description

PMR is seeking a skilled Development Manager to lead our team at a Residential site in Reading. As a key member of our team, you will be responsible for overseeing the development process, ensuring timely completion, and maintaining high-quality standards.

Main Responsibilities:
  • Daily Site Inspections: Conduct regular internal and external inspections to monitor progress, identify potential issues, and implement corrective actions.
  • Service Charge Budgeting: Establish and manage the service charge budget, ensuring transparency and accountability.
  • Section 20 Management: Handle section 20 matters efficiently, maintaining open communication with residents, clients, and stakeholders.
  • Team Management: Supervise and train onsite staff, fostering a positive and productive work environment.
  • Estate Service Contract Management: Monitor existing contracts for value and quality, making recommendations for improvement.
  • Correspondence and Communication: Respond to resident and client inquiries, resolving issues promptly and professionally.
  • Relationship Building: Develop and maintain strong relationships with leaseholders, developers, and managing agents, ensuring effective collaboration and communication.
  • Financial Management: Oversee charge expenditures, controlling costs and ensuring financial transparency.
  • Health and Safety: Ensure compliance with Health and Safety regulations, conducting regular risk assessments and implementing necessary measures.
Requirements:
  • Leadership Experience: Proven track record of managing teams and delivering exceptional customer service.
  • Communication Skills: Confident, articulate communicator with excellent written and verbal skills, able to build relationships with diverse stakeholders.
  • Autonomy and Teamwork: Ability to work independently and as part of a wider team, prioritizing tasks and managing time effectively.
  • Administrative Skills: Efficient in maintaining electronic records and administration.
  • Problem-Solving: Demonstrable ability to deal with problems and challenges effectively, thinking creatively and resolving issues promptly.
  • Health and Safety Knowledge: Comprehensive understanding of Health and Safety regulations and Residential Landlord & Tenant legislation.
  • Time Management: Ability to work under pressure, prioritizing tasks and managing time effectively to meet deadlines.
  • IT Skills: Excellent IT skills, social-media awareness, and up-to-date knowledge of new technology.
  • Budget Management: Demonstrable experience with multi-schedule budget preparation and management.

The successful candidate will possess a strong, proven track record in a similar environment, with a solid understanding of building maintenance, residential property law, and Health & Safety in the workplace. They will be IT literate, have excellent communication, organizational, and time management skills, and be truly motivated, tenacious, and resourceful.
