Job Title: Contracts Manager

We are seeking an experienced Contracts Manager to join our team in Belfast. As a key member of our management team, you will be responsible for ensuring the successful completion of multiple fit-out projects and/or large-scale projects throughout the United Kingdom.

Key Responsibilities:
  • Review contract details, tender documents, and pre-construction information to ensure compliance with company policies and procedures.
  • Exercise good contractual knowledge on JCT and D&B contracts to ensure effective project management.
  • Review tender programme and create construction programme and information release schedules to ensure timely project delivery.
  • Initiate site mobilization and oversee site setup to ensure a smooth project start.
  • Hold pre-start meetings with subcontractors to discuss project requirements and expectations.
  • Travel for projects weekly to ensure effective project management and communication.
  • Liaise closely with the project QS and Site Manager to ensure cost control and programme requirements are met.
  • Manage approved subcontractors to ensure health and safety is upheld and programme requirements are met.
  • Monitor live projects for quality of work, cost, and programme implications to ensure effective project management.
  • Carry out regular CM inspections on site visits to ensure compliance with company policies and procedures.
  • Attend project meetings and create regular progress reports to ensure effective project communication.
  • Exercise a proactive attitude to ensure client requirements are achieved and company policies and procedures are followed.
  • Control and oversee the snag and de-snag of projects using the SnagR system to ensure timely project delivery.
  • Control and organize the compiling and issuing of all CDM H&S and O&M manuals to ensure compliance with company policies and procedures.
  • Attend project handovers and demonstrations to ensure effective project closure.
  • Hold post-contract wash-up meetings to ensure lessons learned are documented and implemented.
Requirements:
  • Experience managing and tendering contracts for large-scale works as well as multiple site smaller works.
  • Strong organizational skills and ability to manage timeframes and budget while maintaining terms of contract.
  • Ability to exercise good contractual knowledge on JCT and D&B contracts.
  • Willingness to travel throughout the UK for project management and communication.
