The Role

You will be responsible for the effective management of the predevelopment process, including land identification, pre-planning, planning, and mobilisation stages, and of the business's standard house type portfolio.

About You

We are looking for someone with:

  • Substantial experience in a house building pre-development (land, technical, commercial) management position within an established house building organisation.
  • Proven ability to provide inspirational leadership.
  • Experience of managing budgets.
  • Knowledge of relevant legislation and government regulations.
  • Degree level or equivalent in a related discipline.
Key Responsibilities
  • Collaborate with and support the Managing Director on matters of business strategy and management of key internal and external stakeholders.
  • Collaborate with and support the Managing Director with the day-to-day management of the business, including recruitment, performance management, succession planning, and talent management of resources.
  • Collaborate with and support the Managing Director to define and communicate predevelopment targets linked to business plan targets, ensuring predevelopment targets are monitored and actions managed accordingly.
  • Collaborate with and support the Managing Director to identify areas of required improvement in the predevelopment process.
  • Provide leadership to and motivate predevelopment staff to ensure effective delivery against business plan targets, supporting the Heads of Function to lead and motivate their teams accordingly.
  • Manage the business's land bank to ensure a suitable pipeline of viable development land is available to meet business plan targets.
  • Lead on the land acquisition process, including land identification for immediate and strategic sites, site appraisal, bid management, offer submission, and negotiation, HoTs, and contract drafting, internal approvals, and contract exchange.
  • Lead on the negotiation of S106 and CIL contributions with the Local Authority.
  • Maintain effective relationships and communication with landowners, land agents, and consultants.
  • Lead on the appointment of consultants, liaising with the Head of Technical.
  • Manage the pre-planning process to ensure viable planning applications are prepared and submitted in line with business plan timescales.
  • Manage the planning process to ensure viable and implementable planning approvals are obtained in line with business plan timescales.
  • Manage the site mobilisation process, including detail design, to ensure developments commence on site in line with business plan timescales.
  • Following the box meeting, ensure an effective handover of the project to the Head of Operations.
  • Lead on risk and opportunity reviews throughout the predevelopment stage.
  • Regularly review standard house types and building fabric specifications.
  • Where changes to legislation and standards occur, ensure these are communicated to construction, commercial, and technical teams.
  • Monitor and investigate the implementation of new construction techniques, such as MMC, and sustainable product innovations.
  • Undertake any other duties deemed required by the Managing Director.
