Role Overview:

The Property and Legal Division is tasked with managing the estate and executing property and planning strategies across the shared network. This division guarantees that partners and suppliers comply with established protocols when performing work or enhancements on the property estate.

The Regional Real Estate Surveyor (RRES) primarily oversees this responsibility through collaboration with external consultants and main contractors, alongside internal teams. The scope of work is varied but mainly focuses on professional property issues such as lease negotiations, rent assessments, exit strategies, site replacement agreements, landlord interactions, and cabling permissions.

Each RRES is accountable for the daily management of the estate within their designated areas. They serve as the recognized expert and provide guidance on estate management for a specific group of sites.

Key Responsibilities:

  • Serve as a Subject Matter Expert and primary resource for property-related inquiries, including New Code Agreement renewals, shared or unilateral shareholder programs for replacement sites, exit management, and rent assessments.
  • Facilitate training sessions to introduce Project People's Property Business Processes.
  • Assist shareholders, suppliers, and contractors in the application of ECC reform, particularly concerning renewals, and act as an escalation point when necessary.
  • Incorporate innovative practices into all processes to enhance outcomes, improve service delivery, and support the organization in achieving its strategic objectives.
  • Provide assistance to both internal and external stakeholders in Acquisition, Legal Deployment, and Transmission operations.
  • Support suppliers with site-specific challenges.
  • Offer practical, sound, and consistent advice to third parties to ensure cost-effective site acquisition implementation.
  • Optimize cost savings and prevent unnecessary expenses through effective utilization of the ECC.

Qualifications:

Strong property knowledge is essential.

Proven experience in Business Process and Transformational Change is required.

Experience in an Operator, Managed Service Supplier, or Small Works Contractor environment, or within a Chartered Surveyor role in commercial property, professional services, or valuation is preferred.

Preferred Qualifications:

Property-related qualifications such as RICS or CAAV membership or equivalent experience.

Familiarity with the Digital Economy Act.

Experience with compulsory purchase processes.
