We are seeking a highly organized and proactive Lettings Property Manager to join our team at RCM Ltd. As a key player in our lettings portfolio, you will be responsible for overseeing the management of 2-3 buildings, consisting of up to 200 residential units across the East and West Midlands.
Key Responsibilities:
- Property Management: Oversee the day-to-day management of 2-3 buildings from a letting perspective.
- Viewings: Conduct property viewings with potential tenants, providing a professional and informative experience that reflects our brand's prestige.
- Check-Ins and Check-Outs: Manage tenant check-in and check-out processes, ensuring all procedures are followed correctly, and properties are in optimal condition.
- Rent Arrears: Actively chase and manage rent arrears, ensuring prompt resolution while maintaining positive relationships with tenants.
- Landlord and Tenant Relations: Serve as the primary point of contact for landlords and tenants, addressing inquiries, resolving issues, and providing regular updates on property status.
- Compliance: Ensure all lettings activities comply with relevant legislation and industry standards.
- Reporting: Prepare regular reports on property performance, tenancy status, and any issues that may arise, providing insights and recommendations to senior management.
Requirements:
- Proven experience in a lettings or property management role, preferably within a similar environment.
- Strong knowledge of the East and West Midlands property market.
- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with landlords, tenants, and contractors.
- Highly organized with strong attention to detail and the ability to manage multiple properties and tasks simultaneously.
- Proactive and solution-oriented, with the ability to handle issues calmly and efficiently.
