We are excited to present an opportunity within Bellway, one of the foremost residential developers in the UK. Our North West Division is seeking to appoint a Senior Quantity Surveyor to enhance the Commercial department.

Role Overview

The Senior Quantity Surveyor will oversee the financial aspects of various projects. This entails managing site costs and ensuring financial targets are achieved through effective budget management and valuation controls. Typically, Senior Surveyors are assigned to more intricate projects, which may involve complex construction types, accelerated timelines, or multi-phase developments that require collaboration with other developers.

The Senior Quantity Surveyor will report directly to the Commercial Manager.

Key responsibilities include:

  • Drafting initial budgets and site commencement budgets for assigned projects.
  • Preparing quarterly valuations and conducting material 'cost to complete' assessments for each project under the Quantity Surveyor's purview.
  • Managing sub-contract payments and final accounts, ensuring necessary approvals from sub-contractors.
  • Issuing sub-contract orders with appropriate authorization and documentation in line with Group Commercial Policy.
  • Conducting on-site measurements and evaluating contractor payments.
  • Participating in various meetings, including pre-order discussions, quarterly valuation reviews, and project assessments with senior management, construction teams, and external contractors.
  • Overseeing all sub-contract orders on-site and engaging with sub-contractors as needed.
  • Maintaining trade specifications.
  • Pricing customer extras and coordinating with the sales department as required.
  • Managing the Professional Fees Budget.
  • Assisting with material procurement when necessary.
  • Supporting the Estimator and/or Commercial Manager with take-offs for land evaluations when required.

Experience, Qualifications, and Skills

Experience

  • Proven experience as a Quantity Surveyor or Surveyor within a residential development context.
  • Familiarity with cost control systems and valuation reporting.
  • Ideally, experience managing contracts with Housing Associations.

Qualifications and Training

  • HND/HNC in Building Studies.
  • GCSE Grade C/4+ or equivalent in English and Mathematics.
  • A current CSCS card or equivalent is preferred.
  • RICS Professional Membership.
  • A BSc in Quantity Surveying is desirable.

Skills and Attributes

  • Excellent communication and listening abilities, with strong negotiation skills.
  • Highly driven to deliver quality developments.
  • Capable of working independently as well as collaboratively within a team.
  • Exceptional attention to detail and ability to meet deadlines.
  • Proficient in IT and adaptable to new systems.
  • Strong administrative capabilities.

Role and Working Conditions

  • Flexibility regarding daily tasks and working hours is essential.
  • Primarily office-based, with travel required within the Divisional area.
  • Ability to visit development sites as necessary.
