Maintenance Surveyor

Yolk Recruitment Ltd is proud to be working with a forward-thinking Housing Association to appoint a Maintenance Surveyor.
The Opportunity:
You will be part of a supportive team, undertaking general surveying duties as part of the ongoing management of their properties and estates, providing a first-class repairs service that provides value for money to their residents.
This is a full-time (35 hours) permanent opportunity, offering hybrid working.
Key Responsibilities- Repair and Maintenance: Receive, prioritise, assess and effectively diagnose day to day repairs.
- Specification and Scheduling: Prepare clear and precise specifications, schedules of work and allocate to contractors or in-house workforce in accordance with approved policies and procedures and quotation processes.
- Grant Surveys and Works Delivery: Undertake physical adaptation grant surveys, prepare bespoke specifications, drawings and schedules of work in line with Welsh Government requirements evidencing value for money.
- Contract Management: Allocate to approved contractors and manage through to completion.
- Quality Assurance: Carry out pre-inspection and post-inspection of repair work as required to ensure that the contractors' work meets required quality standards and taking appropriate action where necessary.
- Damage Reporting and Insurance: Advise all reported damage to property and inspect where necessary, initiate insurance claim where appropriate and liaise effectively with loss adjusters and the Association's Insurance.
- Technical Advice: Provide technical advice on repairs and maintenance issues to staff of other sections and departments.
- Budget Management: Be directly responsible for the performance of the repair budget expenditure a geographical area. Provide reports to the Team Leader of potential budgetary problems and variations to repair property budgets.
- Invoice Approval: Inspect works and approve invoices or valuations for payment upon notification of completion or submission of a payment request by the contractor in accordance with approved policies and procedures.
- Stock Condition Surveys: Undertake routine stock condition surveys and update details in respect of existing housing stock condition. To be responsible for ensuring data is correct within the asset management database, which includes, WHQS, Energy Efficiency information, asbestos records and fire safety assessments including updating property attribute data, uploading current photographs etc to the database.
- Design Team and CDM Regulation: To form part of the design team and act as clerk of works or project coordinator on various planned programme works under the application of CDM Regulation, within your geographical area.
- Knowledge and Experience: Detailed knowledge of building construction and maintenance.
- Diagnostic Skills: Experience of diagnosing maintenance defects.
- Property Disrepair Claims: Experience with dealing with property related disrepair claims.
- Grant Surveys and Works Delivery: Knowledge and experience of carrying out Physical adaption grant surveys and works delivery.
- Transportation: Full driving license and access to a car.
- Annual Leave: 25 Days increasing by 5 days with service.
