Yolk Recruitment Ltd is collaborating with an innovative Housing Association dedicated to delivering affordable housing solutions for residents in South Wales. We are currently seeking a Maintenance Surveyor to join their dynamic team.

Position Overview:

The selected candidate will play a crucial role within a collaborative environment, executing various surveying responsibilities to ensure the effective management of properties and estates. The aim is to provide an exceptional repairs service that prioritizes value for money for the residents.

This is a permanent, full-time position (35 hours per week) with the flexibility of hybrid working arrangements.

Key Responsibilities:

  • Evaluate, prioritize, and accurately diagnose everyday repair issues.
  • Draft clear and detailed specifications, work schedules, and assign tasks to contractors or in-house teams in line with established policies and procedures.
  • Conduct surveys for physical adaptation grants, creating tailored specifications, drawings, and work schedules that comply with Welsh Government standards, ensuring cost-effectiveness.
  • Oversee the allocation of tasks to approved contractors and manage projects through to completion.
  • Perform pre-inspections and post-inspections of repair work to guarantee that the quality of work meets the required standards, taking necessary actions when needed.
  • Assess reported property damage, conduct inspections as necessary, initiate insurance claims when appropriate, and coordinate with loss adjusters and the Association's insurance team.
  • Provide technical guidance on maintenance and repair matters to colleagues across various departments.
  • Take responsibility for managing the repair budget for a designated geographical area, reporting any potential budgetary issues or discrepancies to the Team Leader.
  • Inspect completed work and authorize invoices or payment requests from contractors in accordance with approved policies.
  • Conduct routine stock condition assessments and maintain accurate records in the asset management database, including WHQS, energy efficiency data, asbestos records, and fire safety evaluations.
  • Participate in the design team, acting as clerk of works or project coordinator for various planned program works under CDM Regulations within your designated area.

Candidate Requirements:

The ideal candidate will possess:

  • In-depth knowledge of building construction and maintenance practices.
  • Experience in diagnosing maintenance issues.
  • Proficiency in handling property-related disrepair claims.
  • Expertise in conducting physical adaptation grant surveys and overseeing project delivery.
  • A valid driving license and access to a vehicle.
