This position offers a temporary contract with opportunities for extension within a Local Authority in Essex.
Role Summary:
The successful candidate will deliver a premium estate management service, prioritizing exceptional customer support and effective service execution.
Key responsibilities include:
- Collaborating with residents to tailor services that meet their needs while leveraging community resources to enhance quality of life.
- Managing a diverse array of tasks related to the daily oversight of the Council's housing assets, focusing on efficient estate management, including issues related to rent collection and anti-social behavior.
Main Responsibilities:
- Implementing the Council's Income Management policies through proactive engagement with tenants, including pre-court discussions and attendance at eviction proceedings.
- Addressing rent arrears in line with established policies, conducting home visits as needed to facilitate timely resolutions and provide guidance on available financial support.
- Ensuring high-quality rent accounting services, including the management of direct debit systems.
- Offering advice and support to residents regarding welfare reforms to promote sustainable tenancies.
- Contributing to the Pre-Tenancy Service to foster a culture of timely payments among tenants.
- Delivering a consistently high standard of service that reflects the Council's core values and positively impacts residents' lives, ensuring properties are well-maintained and presented.
- Ensuring that services are responsive to community needs by collaborating with tenant participation groups and encouraging their involvement and feedback.
- Addressing anti-social behavior and tenancy breaches with a realistic and efficient action plan.
- Conducting viewings for prospective tenants and facilitating effective sign-ups that promote tenancy responsibility.
- Managing Mutual Exchanges in compliance with legal requirements, ensuring all documentation is organized and maintained.
- Taking ownership of service-related inquiries and complaints, responding promptly and professionally to maintain high standards of customer service.
- Conducting estate visits and home visits as necessary to resolve disputes and complaints related to estate management.
- Monitoring estate conditions, focusing on cleanliness and maintenance of communal areas, and coordinating with caretakers to uphold standards.
- Reporting maintenance issues and collaborating with repair teams and contractors to ensure timely completion of necessary work.
- Assessing tenant circumstances and coordinating with relevant agencies to support tenancy sustainability.
- Maintaining accurate records of casework and utilizing various software systems effectively.
- Providing statistical reports on re-let figures, rent arrears, anti-social behavior, and customer satisfaction as required.
- Building and maintaining strong working relationships with Council staff and various statutory and voluntary organizations.
- Actively participating as a member of the Estate Management team, covering for colleagues as needed.
- Attending and contributing to internal and external meetings as required.
Essential Qualifications:
- Familiarity with the Orchard Housing Management System.
- Significant experience in a social housing context.
- Practical experience in income recovery and debt management.
- Ability to maintain accurate case records.
Additional Information:
- This role is hybrid, requiring on-site presence for four days a week.
- A valid full UK driving license is required.
- Flexibility to work outside of standard hours may be necessary.
