Job Overview
We are looking for a Property Portfolio Manager to become a vital part of the BBC Workplace team. This is a permanent position that offers flexibility in location.
This role will report directly to the Head of Estate Management and will oversee all facets of portfolio administration, including the acquisition and divestiture of property assets, as well as the daily management of the BBC's UK property portfolio. You will collaborate with the team to develop strategic estate plans and implement location-specific initiatives.
BBC Workplace is dedicated to providing exceptional buildings and environments that enhance the creativity of the BBC. We deliver estate and facilities management services throughout the UK and manage property transformation projects, creating outstanding spaces for staff and visitors alike. Our commitment ensures that BBC properties are safe, secure, sustainable, and operational.
The BBC Workplace team collaborates with the Director, senior management, and various stakeholders to formulate and execute the property strategy, establish comprehensive estate policies, and coordinate regional team activities. We ensure effective governance, commercial oversight, and the integration of central support functions such as Health, Safety, and Environment (HSE), Security, and Business Continuity.
Main Responsibilities
As the Property Portfolio Manager, your responsibilities will include:
- Assisting in the formulation of portfolio estate plans and executing location-specific strategies.
- Enhancing the property portfolio to meet the needs of key stakeholders.
- Leading negotiations with external entities to maintain the BBC's advantageous position regarding property management.
- Overseeing property acquisitions and disposals, including lease extensions and terminations, in collaboration with external consultants.
- Preparing business cases and documentation to secure funding and support for property-related initiatives.
- Continuously seeking cost-effective enhancements in estate management and Workplace services.
- Collaborating with internal and external legal teams on property transactions.
- Providing timely property expertise to project managers and senior BBC personnel.
- Conducting site assessments across the BBC Estate.
Candidate Profile
To excel in this role, you should possess:
- Professional membership of RICS or an equivalent qualification with experience in a corporate property setting.
- Experience in delivering corporate property strategies while managing external consultants and stakeholders.
- Strong communication skills with a background in developing business-oriented property strategies.
- Experience in project coordination, supplier management, and reporting.
- A comprehensive understanding of UK property markets and their key drivers.
- The ability to identify, create, and assess property options while fostering long-term relationships with stakeholders.
- Experience in managing multi-let properties and associated responsibilities.
- Proven skills in matrix management.
- Significant experience in reviewing legal documents and collaborating with legal teams on property matters.
- Experience in analyzing and strategically planning property requirements.
