Position Summary
The role involves assisting in the oversight of approximately 200 residential units, ensuring effective management of properties that include a diverse range of tenancy agreements. This position is integral to the management of larger property portfolios owned by both institutional and private clients, which are handled internally by Savills. Responsibilities also encompass block management tasks within the respective buildings, with a strong emphasis on delivering exceptional customer service to both clients and tenants. Compliance with health and safety regulations is paramount to mitigate risks associated with the portfolio.
Core Responsibilities
• Engage with tenants regarding maintenance concerns and coordinate prompt repairs through the internal property management system.
• Strategically plan repair and annual maintenance schedules.
• Assist in marketing efforts, property viewings, and leasing processes.
• Manage tenant referencing, Right to Rent verifications, and necessary documentation.
• Collaborate with Savills and external letting agents, evaluating and negotiating offers in alignment with client objectives.
• Conduct negotiations and documentation for rent adjustments.
• Ensure accurate updates and records of tenancy information.
• Oversee timely rent collection and address arrears in conjunction with the Credit Control team.
• Coordinate with tenants regarding internal and external property redecoration.
• Prepare specifications, solicit quotes, and engage contractors for minor works between tenancies, while liaising with Savills' building consultancy for larger projects.
• Welcome all new tenants at the start of their lease.
• Collaborate with the Estate Management team.
• Organize check-outs, inventories, and deposit returns.
• Provide comprehensive reports to clients.
• Maintain communication with clients, including participation in meetings.
• Periodically negotiate terms for tenancy terminations or tenant relocations to align with client strategies.
• Serve notices and represent in court proceedings as necessary.
• Approve payments for supplier invoices.
• Conduct property inspections prior to new lettings, ensuring compliance with safety checks such as smoke alarms and carbon monoxide detectors.
• Collaborate with teams to stay updated on new property legislation.
Essential Skills

• ARLA or MRICS certification is preferred.
