Job Title: Contracts Manager

Fit Out UK is a leading interior fit out contractor working in the Retail, Leisure, Commercial & Residential Sectors.

Job Summary

We are seeking a highly skilled Contracts Manager to join our team to oversee and manage our retail/commercial projects in the South East and at times across the Country.

Key Responsibilities
  • Manage site managers, direct labour, and sub-contract labour to ensure smooth project delivery.
  • Interface with equivalent managers in cost management, M&E, transport, distribution, procurement, combined installation, and design.
  • Manage project delivery from conception to close, including scoping works, preparing project programmes, and ensuring delivery in accordance with project implementation plans.
  • Ensure profitability, regulatory compliance, and quality of delivery and project close-out.
  • Attend management calls and meetings as required.
  • Scoping works with clients, briefing cost managers, and supporting procurement processes.
  • Establish and maintain project risk registers, project planning, and risk minimization.
  • Report risks to workstream managers, date changes, and programme updates.
  • Engage site management and sub-contractors, ensuring construction in accordance with relevant building regulations and best practice.
  • Manage building control and BREEAM certification, obtain permits, and complete takes off and requisition materials.
  • Produce relevant Health & Safety paperwork, record changes, and manage variations.
  • Manage on-site works, self-snagging, and quality management.
  • Report on-site progress and risk to workstream managers and cost managers.
  • Hand over projects to clients, prepare snagging reports, and ensure completion of snags and handover variations.
  • Ensure admin teams have all photographs and closed all snags on LX, and obtain O&M documentation.
  • Prepare and submit completion statements, regulation 38 files, and fire compliance reports.
  • Support final account preparation processes.
Requirements
  • Intermediate Microsoft Office suite skills.
  • Basic MS Project skills.
  • Good communication skills.
  • SMSTS, CSCS, and First Aid certifications.
  • Minimum 5 years of contracts management experience.
  • Flexibility to work away from home occasionally.
