Block Property Manager

We are seeking an experienced Block Property Manager to oversee a diverse range of properties, ensuring smooth operation and maintenance. As a key member of our team, you will be responsible for managing a residential portfolio of blocks of flats and housing estates.

Key Responsibilities:
  • Day-to-Day and Long-Term Management: Oversee a property portfolio comprising units or 30-35 developments, ensuring smooth operation and maintenance.
  • Client and Stakeholder Liaison: Act as the main point of contact for clients, leaseholders, contractors, professionals, and insurance companies, addressing any issues that arise.
  • Meetings and Communication: Attend and chair AGMs, EGMs, and Directors' meetings, ensuring clear communication and effective decision-making.
  • Contractor Management: Instruct and manage suitable contractors for minor repairs and maintenance, ensuring all work meets required standards.
  • Major Works Administration: Issue Section 20 notices and manage the process of major works as necessary, from planning through to completion.
  • Service Charge Management: Prepare annual service charge budgets and liaise with the accounts team to manage payments, arrears, and invoices.
  • Insurance and Compliance: Work closely with the Block Management Coordinator to ensure all necessary insurances are in place and administer claims where necessary. Ensure compliance with leases, legislation, H&S, RICS, and Fire Risk guidelines.
  • Property Inspections: Conduct annual inspections, or more frequently if required, to ensure all properties in the portfolio are maintained to a high standard.
Key Skills:
  • Property Management Experience: Ideal for candidates with a background in lettings or property management. Full training will be provided.
  • Organisational Skills: Highly organised, punctual, and able to prioritise workload effectively.
  • Team Player: Ability to work collaboratively as part of a dynamic team.
  • Microsoft Office Proficiency: Competent user of Microsoft Word, Excel, and Outlook.
  • Driving Licence: Must hold a UK driving licence and have a car insured for business use.
  • Flexibility: Willing to attend out-of-office hours meetings, with time in lieu offered in return.
