Role Overview
The Land Acquisition Specialist position is integrated within a multi-functional operational project team, while also aligning with the professional governance of either the Acquisition & Planning or the Estates & Valuation teams. The specific focus of the role will determine the primary functional team, but it is anticipated that individuals will possess versatile skill sets.

The core responsibility of the Specialist involves managing the end-to-end lifecycle of Acquisition or Estates activities on a project-by-project basis, from initial instruction to the completion of the Handover Pack (HOP).

Key Responsibilities
- Collaborate with the Project Manager to report on and manage client expectations.
- Engage with internal stakeholders, including Design, Administration, Valuation, Planning, and, as necessary, Commercial, Purchasing, and Operational teams.

- Work within the project team, reporting to the Project Manager, to ensure project delivery aligns with both client and company objectives regarding time, cost, and quality.

Daily tasks may vary based on project requirements, and delivery will adhere to client KPIs and any specific personal targets established, along with overarching performance measurement agreements.

Essential Duties
Key duties may include, but are not limited to:
- Active involvement in ECC valuation and the creation of desktop valuation assessments (training provided).
- Review and interpretation of existing site legal documents.
- Generate legal document audit reports.
- Assess and approve technical drawings for project suitability.
- Optimize the Customer's existing legal and planning rights where applicable.

- Negotiate and finalize commercial terms with site landlords, third parties, and professional advisors, considering Customer guidelines and project requirements.

- Direct and oversee Customer solicitors through to legal completion.

- Submit regulation 5 and de minimis planning applications/notifications.

Planning Support
- Assist the Planning team as needed with:
- Appropriate pre-consultation with stakeholders.
- Submission of Full and GPDO planning applications (with supervision, the Specialist may undertake submissions directly).
- Prepare A2B (Acquisition to Build) handover packs for the internal build team.
- Support the Project/Commercial team with Customer handover packs (HOP).
- Aid the Commercial team in resolving any queries.
- Maintain accurate site records and commentary in real-time within internal and Customer databases.

- In collaboration with the Project Manager, deliver project progress reports and updates to the Customer on a project-specific basis, as well as ad-hoc requests.

- Implement project action and recovery plans as directed by the Project Manager.

- Ensure timely resolution of all project-related queries, involving the Project Manager for escalations as necessary.

- Represent Clarke Telecom at client meetings and ad hoc conference calls as required, supporting the Project Manager.

- Provide the Project Manager with relevant insights to facilitate the management of key milestone forecasts and lockdowns.

Qualifications
- A professional understanding of UK Property Law and the Town and Country Planning System.
- Familiarity with the new Electronic Communications Code and valuation principles (ongoing training will be provided).
- Proficient IT skills in Excel and Word, along with knowledge of client project management or workflow tools.
- A valid driving license and willingness to travel extensively.
- Comprehensive knowledge of client project management/workflow systems.

- Strong commercial acumen to achieve company profit goals and assist the Project Manager in managing the commercial and billing aspects of the acquisition lifecycle.

Some travel to other UK locations may be necessary, and occasional late or weekend work may be required to support project delivery.
