Job Role:

Taylor Woodrow is seeking a seasoned Commercial Director to lead commercial activities across infrastructure upgrade schemes within our south west region. The projects are typically city centre regeneration schemes or junction improvements with values of £2m-£10m.

Duties:

• Initiating and leading tasks and processes, taking responsibility and being accountable, where relevant, for the work and roles of others whilst exercising broad autonomy and judgement within broad parameters in their area of responsibility.

• Line management of a regional commercial team.

• Providing commercial support to tendering processes.

• Actively participating in the implementation of project commercial start-up procedures.

• Ensuring that materials and off-site services are procured in an efficient manner with capable organisations in accordance with Taylor Woodrow's procurement policy and ensuring appropriate records are kept.

• Preparing the basis of work package contents sheets and ensuring the project team contributes and completes their relevant sections.

• Carrying out gap analysis between packages to ensure full and complete subcontract procurement takes place.

• Ensuring inclusive invitations to tender are prepared and full tender evaluations are completed. Making recommendations to award, all in accordance with Taylor Woodrow's procurement process.

• Working with the supply chain to promote and measure continuous improvement in terms of cost, quality, and learning of all parties.

• Maximising cash flow through timely preparation of valuations, submission of invoices, and receipt of payment.

• Managing prompt preparation and settlement of final accounts, including variations, claims, and disputes.

• Developing a strategy for concluding client negotiations.

• Reviewing plant and equipment schedules to ensure efficiency of use.

• Producing accurate and timely CVR reports and forecasts and contributing toward the setting of financial targets.

• Identifying early project risks and opportunities and ensuring that they are managed.

• Using risk and opportunity registers to minimise the risks and realise opportunities.

• Change Control.

• Ensuring that the cost (time, and money) of all client 'change' is recovered.

• Carrying out early value engineering activities as part of the project team, ensuring all associated costs of change are included within the evaluation.

Person Specification:

• Degree or Higher National in quantity surveying or equivalent.

• Previous experience managing commercial activities across multiple infrastructure projects at any one time.

• Chartered or working towards chartership is advantageous.
