Job Summary:
The Assistant Property Manager will be responsible for a portfolio of services, which may be altered from time to time, but currently includes responsibility for a small portfolio of 60 managed properties on a day-to-day basis. This will involve managing private rented accommodation, block-booked and casual use nightly let accommodation, and dealing with councils/contractors, void turnaround, and customer accounts.
Key Responsibilities:
- Implement operational plans within the service area to fit with broader functions and Property Links' business development strategy.
- Registering deposits, dealing with tenant/landlord disputes and claims.
- Preparing properties for new tenancies.
- Project managing redecorating/building works.
- Updating company software on a daily basis (Gnomen, Fixflo, Touchright).
- Carrying out property inspections as and when required.
- Raising work orders with appropriate local contractors for works to be done.
- Having an understanding of internal accounting procedures.
- Working closely with managers, negotiators, and admin teams to ensure all properties are ready for occupation.
- Responding to landlord, tenant, and office enquiries quickly and efficiently.
- Offering Property Management advice to Landlords and practical assistance to tenants.
- Dealing with issues arising from Gas/Electrical reports.
- Building effective partnerships with customers, housing associations, private sector landlords, other housing providers, the housing benefits service, elected members, and other organisations and agencies to promote high-quality service delivery and best practice and ensure maximum protection of Property Links' interests.
Requirements:
- Ability to commute or relocate to London, E7 8HT.
- Driving Licence.
- 1 year of experience in property management.
