Service Care Solutions is seeking a skilled Facilities Management Professional to join our team in Essex. As a key member of our facilities team, you will play a crucial role in ensuring the safety, security, and maintenance of our housing association client's hubs.
Key Responsibilities:
- Act as a key holder for all hubs and participate in an on-call rota for alarm calls outside of regular working hours.
- Manage the cleaning contractors, ensuring the cleanliness of all sites and conducting regular walk rounds with the Cleaning Contract Manager.
- Coordinate space and health and safety activities, including events held at the hubs.
- Update occupancy reports daily to support space planning requirements.
- Act as Fire Marshal and First Aider, coordinating the rotas and ensuring compliance with relevant regulations.
- Perform building and statutory maintenance, including minor repairs, and ensure compliance with building regulations.
- Monitor and maintain mechanical and electrical systems, identifying and rectifying issues promptly.
- Conduct routine procedures and checks on ancillary equipment, ensuring optimal performance.
- Monitor building management systems, identifying and resolving issues in a timely manner.
- Record maintenance and performance information, updating records and systems accurately.
- Operate heating and cooling systems to ensure the comfort of hub occupants.
- Conduct weekly compliance testing at all hubs.
- Oversee refurbishment projects, ensuring timely completion and minimal disruption.
- Procure materials and services in line with established protocols, systems, and value for money principles.
- Support environmental aspects of facilities management, ensuring sustainable practices.
- SOURCE and maintain adequate supplies of consumables, creating purchase orders as needed.
- Develop and implement cleaning regimes, both planned and reactive, for internal and external areas.
- Arrange contractors and sub-contractors to conduct works to the buildings, ensuring compliance with regulations.
- Manage hub access control, including the issuance, deactivation, and tracking of identity badges.
- Provide hub induction tours for colleagues, ensuring a smooth onboarding process.
- Ensure building health and safety, including risk assessments, risk control, and safe working practices.
- Develop and implement strategies to mitigate the impact of adverse weather conditions on people's safety.
About You:
- We are seeking a candidate with previous experience in a similar role and a qualification in Facilities Management, or working towards a qualification and holding an IWFM Certification.
- Knowledge of health and safety legislation, including IOSH, COSHH, risk assessments, and safe working practices.
- IT literacy and proficiency in using Microsoft Office.
- Proven ability to work independently and as part of a team.
- Ability to undertake manual handling tasks and minor repairs as required.
- Able to establish and maintain excellent internal and external customer relationships.
- Ability to work at pace in a fast-moving environment, prioritizing and delivering to deadlines.
- Professional and positive can-do attitude, with a flexible approach to adapting to situations and differing needs.
- Excellent interpersonal, communication, organizational, problem-solving, and time management skills.
- Ability to travel to various locations as necessary, including out-of-hours and weekends on an on-call rota.
- Understanding of inclusion and diversity principles.
- Hold a Full UK Driving License.
