We are seeking a highly motivated and experienced Property Manager to join our team at Buzz Bingo. As a key member of our estate management team, you will be responsible for the efficient and effective management of our property portfolio, which includes 82 trading bingo clubs, retail, office, and other non-residential properties.
Key Responsibilities- Property Management: You will work closely with the Head of Estate Management to provide proactive and detailed management of the property portfolio, ensuring that occupational costs are minimized, and rental income is maximized.
- Letting and Sub-Letting: You will be responsible for the letting of vacant properties, including the appointment of agents, preparation of Board reports, and completion of lettings. You will also manage the existing sub-tenant portfolio to ensure timely invoicing, reduction in arrears, and minimize voids.
- Lease Renewals and Rent Reviews: You will proactively manage sub-lease open market rent reviews and lease renewals to ensure that the portfolio is managed effectively and that rental income is maximized.
- Portfolio Optimization: You will identify opportunities to improve the management of the portfolio, including the negotiation of rent reviews and lease renewals.
- Relationship Management: You will maintain good relationships with key landlords and stakeholders, ensuring that their needs are met and that the portfolio is managed effectively.
- Commercial Property Experience: You will have previous commercial property management experience, with a strong understanding of the UK commercial property market, including the leisure, retail, and office sectors.
- Negotiation and Communication Skills: You will have excellent negotiation and communication skills, with the ability to work effectively with internal and external stakeholders.
- Attention to Detail: You will have a strong attention to detail, with the ability to manage multiple tasks and priorities effectively.
- Qualifications: You will have a degree in Real Estate or a related field, and/or be a Qualified Chartered Surveyor MRICS with significant post-qualification experience.
