Commercial Property Management Officer

About the Role
At National Grid, we manage the electricity transmission network across England and Wales. Our commitment extends beyond simply delivering energy to millions; we are also at the forefront of the transition to sustainable energy, aligning with governmental objectives for net zero emissions.
To achieve our goals, we must continuously adapt and effectively oversee our Corporate Estate property portfolio, ensuring it meets the needs of our workforce and the organization as a whole. This portfolio is a vital asset, necessitating collaboration with key internal stakeholders and external consultants to provide expert advice and meet customer expectations.
As a Commercial Landlord & Tenant Officer, you will be instrumental in managing acquisitions and disposals, lease renewals, rent reviews, re-gearing, and business rates across the portfolio. You will also implement efficient systems for managing contract information and ensuring the timely payment of rents, service charges, and related fees.
This position offers a valuable opportunity for career advancement in Landlord and Tenant or Property Management, with support for mentoring, training, and professional development.
Key Responsibilities
- Assist with acquisitions and disposals, providing strategic advice and guidance to stakeholders.
- Monitor critical lease events such as rent reviews, lease expirations, and break clauses, collaborating with stakeholders to implement approved strategies.
- Establish effective systems, policies, and processes for the timely payment of rents, service charges, estate charges, and business rates.
- Ensure that billing, service charges, and rent collection are executed within expected timelines.
- Generate precise and concise reports for business approvals.
- Provide monthly management information related to Landlord & Tenant activities, maintaining an accurate dataset for current and future demand.
About You
- Experience in a similar role or within a built environment is preferred.
- Strong understanding of Landlord & Tenant legislation.
- RICS qualified or working towards this qualification.
- Exceptional negotiation and communication skills.
- Strong analytical abilities for interpreting lease documentation and market data.
- Proactive and solution-oriented, capable of working under pressure and meeting deadlines.
- Experience in effective report writing and presentations.
- Background in a customer-focused environment.
- Familiarity with the commercial purchase-to-pay process, with attention to detail.
At National Grid, we value diversity and are committed to creating an inclusive workplace. We encourage applicants from various backgrounds and experiences to apply, even if they do not meet every qualification listed.
What You Will Receive
A competitive salary ranging from £41,000 to £52,000, based on your capabilities. This role is offered on a fixed-term contract basis.
In addition to your base salary, you will be eligible for a performance-based bonus and a competitive contributory pension scheme, with the company matching your contributions up to a maximum of 12%. You will also have access to flexible benefits, including a share incentive plan, salary sacrifice schemes, and employee assistance programs.
