Job Title: Senior Quantity Surveyor
Job Summary:
We are seeking an experienced Senior Quantity Surveyor to join our team at Vistry Group PLC. As a key member of our commercial team, you will be responsible for managing all costs related to new build residential developments.
Key Responsibilities:
- Manage all costs related to new build residential developments
- Minimise costs and enhance value for money while maintaining required standards and quality
- Compile and present tender packages for sub-contract trades
- Obtain authorisation to 'let' sub-contract orders valued over thresholds
- Place and issue sub-contract orders in accordance with Group Policy and Commercial Best Practice
- Attend and minute sub-contract order adjudication meetings
- Compile reports on contract letting vs. actual costs
- Liaise with build department on sub-contractors' performance and compliance with order conditions
- Attend project team meetings as required
- Complete sub-contract orders to accord with site programmed build requirements
- Set up and regularly review PPQA tick sheet with site management team
- Review professional fee provisions and statutory service costs
- Process invoices and applications for payments in accordance with Bovis Homes Standard Terms and Conditions of Contract
- Issue Payment Withhold Notices where necessary
- Advise management of notification of impending claim or legal action
- Determine sub-contract orders in accordance with Standard Terms and Conditions of Employment
- Use Bovis Homes construction system to manage site project administration
- Agree and process sales variation requests
- Settle variation invoices and applications for payment
- Process groundworks payments and applications for payment
- Collect retention against sub-contract orders
- Complete and agree sub-contract final accounts
- Maintain final account schedule
- Complete formal site closedown procedure
- Assist Commercial Director/Manager in ensuring financial controls and sub-contract payments are recorded and processed
- Inform management team of abnormal costs or circumstances
- Mentor, manage, and develop assistant/junior surveyors
- Keep up to date with legislation changes and attend training and technical training as required
Requirements:
- HNC/HND in Surveying or equivalent
- Proven experience as a PQS/SQS/Commercial lead working within a residential house builder
- Good understanding of building regulations and legal obligations
- Good knowledge of construction methods and materials
- Negotiating and networking skills
- Degree in Surveying or similar
- Working towards being a Member of the Chartered Institute of Building (CIOB) or Royal Institute of Chartered Surveyors (RICS)
