Job Summary and Key Responsibilities:The individual would manage a team of tenancy managers, ensuring that the team is working to optimum levels and hitting KPIs and objectives. Facilitating communication between departments to enhance the customer journey and improve non-managed retention is essential. Compliance must be met daily. The individual should have at least 2 years in a property-related role, management experience, and be ARLA qualified.
Key Responsibilities:- Arrange and conduct daily 'huddle' meetings to discuss daily priorities and overview of previous day's achievements.
- Ensure your team provides excellent levels of both telephone and written communication by monitoring call reports daily and having relevant conversations with individuals.
- Ensure the team actions the end of tenancy process for non-managed clients, assists with compliance where applicable, and serves as a consistent contact point for clients.
- Conduct regular 'well-being' calls to landlords at 3-month intervals, ensuring worthwhile and relevant topics are covered.
- Work with the team to ensure that all works are completed in line with process timeframes and assist when required.
- Ensure that all mandatory compliance/legislation is in place on all properties and conduct weekly spot audits.
- Have regular calls with the director/operations manager to discuss lost units and churn. Attend lettings meetings with the team manager to provide an overview of the team's results.
- Conduct monthly 1-1s with the team, ensuring forms are completed and follow-up notes are actioned.
- Discuss and monitor monthly objectives of the team and provide feedback to the team manager.
- Work with the training coordinator to set up new starters' training plans, ensuring weekly catch-up meetings are scheduled for the first 3 months.
- Effectively deal with any non-official complaints swiftly and arrange coaching or development with the training coordinator, completing follow-up notes and action plans.
- Collaborate with the branch network to understand reasons for lost units and improve retention across the rent collection portfolio.
- Excellent communication and team management skills.
- Ability to manage workload and prioritize effectively.
- Ability to work as part of a large team.
- 3 years practical experience in property management and leadership/management or a similar role.
- Pass grade in ARLA/Propertymark Level 3 qualification in Lettings and Property Management.
