Service Operations Lead for Void and Planned Maintenance

Position Overview
We are looking for a proficient and seasoned Service Operations Lead to manage our Void and Planned Maintenance sectors. The successful candidate will possess a comprehensive understanding of property management services, with proven experience in overseeing substantial void and planned maintenance contracts, ensuring exceptional customer service, and the capability to inspire and guide customer-oriented teams.
Key Responsibilities:
- Team Leadership and Collaboration: Supervise team performance, guarantee timely service delivery, and cultivate partnerships with external service providers to meet organizational goals.
- Regulatory Compliance and Safety: Ensure adherence to health and safety standards, legal, and regulatory obligations, including the creation and execution of essential health and safety documentation.
- Project Management and Financial Oversight: Oversee the execution of gas servicing, void maintenance, and planned work initiatives, ensuring projects are completed punctually and within financial constraints.
- Operational Efficiency and Enhancement: Identify and implement operational improvements, track market developments, and assess new opportunities to enhance service delivery and efficiency.
- Reporting and Strategic Planning: Generate performance reports, refine strategies, policies, and procedures, and ensure accurate performance data is maintained and systems are updated.
Ideal Candidate Profile:
Knowledge & Experience:
- Familiarity with planned, void, and gas maintenance projects, including construction terminology and methodologies.
- A minimum of three years in a comparable senior position, ideally within a commercial maintenance or social housing maintenance contractor environment.
- Thorough understanding and application of the National Housing Federation Schedule (NHF) of Rates (SOR), preferably Versions 6-8.
- Proficient in contract management and administration, with the ability to analyze complex contractual documents and service agreements.
Education & Qualifications:
- Qualified to NEBOSH General Health & Safety standard with relevant post-qualification experience, or possess a HNC/D or equivalent in Building Studies/Surveying Discipline.
Essential Skills:
- Exceptional time management abilities, with a strong capacity to prioritize tasks and self-motivate.
- Outstanding record-keeping skills for audit, funding, works valuations, invoice processing, and service charge management.
- Excellent verbal and written communication skills.
- Proficient in IT applications, including the Office suite and job management systems.
Flexibility:
- Willingness to work flexibly, including participation in an out-of-hours management rotation.
