About the Role

We are seeking a highly skilled and experienced Site Manager to join our team at Connect2Luton. As a Site Manager, you will be responsible for overseeing all site works, including preparing sites prior to construction, planning projects, and ensuring they meet agreed specifications, budgets, and timescales.

Key Responsibilities
  1. Prepare multiple sites for construction work, setting out the site and organizing facilities.
  2. Plan and control the day-to-day operation of the team and contracted staff to ensure project deadlines are met.
  3. Manage all aspects of health and safety for each project, identifying training needs and implementing modern building techniques and practices.
  4. Plan projects to meet agreed specifications, budgets, and timescales, and oversee building work.
  5. Liaise with clients and report progress to professional staff, such as architects, building control, and surveyors.
  6. Make safety inspections to ensure construction and site safety.
  7. Carry out regular and random inspections on works in progress to confirm quality and progress are acceptable and all targets are being met.
  8. Check the quality of work and materials used, and initiate remedial work where specified standards have not been met.
  9. Provide direction and guidance to contractors or subcontractors working on site.
  10. Complete risk assessments and method statements prior to commencement of works.
Requirements
  1. Demonstrable experience of building maintenance and construction, working with Schedule of Rates, and to specifications, including the allocation of labour and materials.
  2. Able to interpret written requests and construction drawings, and produce specifications, drawings, estimates, technical reports, and give advice where necessary.
  3. Able to communicate effectively and politely with a range of people, including contractors and customers.
  4. Demonstrable understanding of the building industry and awareness of commercial aspects.
  5. Knowledge of relevant regulatory and legislative requirements, including Health & Safety.
  6. A recognised building trade qualification, such as City/Guilds in a recognised building trade.
  7. Able to attend meetings, sites, and venues as required throughout the UK, undertaking work outside normal office hours, including weekends, and being able to respond to emergencies outside normal office hours.
