About the Role:

We are seeking a highly skilled and experienced Site Manager to join our team at Connect2Luton. As a Site Manager, you will be responsible for overseeing all site works, including preparing sites prior to construction, planning projects, and ensuring they meet agreed specifications, budgets, and timescales.

Key Responsibilities:

  1. Prepare multiple sites for construction work, setting out the site and organizing facilities.
  2. Plan and control the day-to-day operation of the team and contracted staff to ensure project deadlines are met.
  3. Manage all aspects of health and safety for each project, identifying training needs and implementing modern building techniques and practices.
  4. Plan projects to meet agreed specifications, budgets, and timescales, and oversee building work.
  5. Read and understand building plans, carrying out works using best practice while complying with building regulations.
  6. Liaise with clients and report progress to professional staff and the public.
  7. Conduct safety inspections to ensure construction and site safety.
  8. Carry out regular and random inspections on works in progress, general safety inspections, and confirm quality and progress are acceptable and targets are being met.
  9. Check the quality of work and materials used, initiating remedial work where specified standards have not been met.
  10. Provide direction and guidance to contractors or subcontractors working on site.
  11. Complete risk assessments and method statements prior to commencement of works.
  12. Monitor employee/team performance and sickness against an agreed standard and take remedial action as necessary.

Requirements:

  1. Demonstrable experience of building maintenance/building construction and working with Schedule of Rates, and to specifications including the allocation of labour and materials.
  2. Able to interpret written requests and construction drawings, produce specifications, drawings, estimates, technical reports, and give advice where necessary in compliance with policy and procedures.
  3. Able to communicate effectively and politely with a range of people, including contractors and customers.
  4. Demonstrable understanding of the building industry and awareness of commercial aspects.
  5. Knowledge of relevant regulatory and legislative requirements, including Health & Safety.
  6. A recognised building trade qualification, e.g. City/Guilds in a recognised building trade.
  7. Able to attend meetings, sites, and venues as required throughout the UK, undertaking work outside normal office hours, including weekends, and responding to emergencies outside normal office hours.
