We are excited to present a fantastic opportunity within Bellway, one of the largest residential developers in the UK. Our North West Division is seeking to appoint a Senior Quantity Surveyor to enhance the Commercial department.

Position Overview

The Senior Quantity Surveyor will oversee the financial aspects of various projects. This entails managing site costs and ensuring that financial objectives are achieved through effective budget and valuation control. Senior Surveyors are typically assigned to more intricate projects, which may involve complex construction types, rapid timelines, or multi-phase developments.

The Senior Quantity Surveyor will report directly to the Commercial Manager.

Key Responsibilities

  • Prepare preliminary budgets and initial site budgets for assigned projects.
  • Conduct quarterly valuations and finalize material 'cost to complete' assessments for each project under the Quantity Surveyor's purview.
  • Manage sub-contract payments and final accounts, ensuring proper authorization from sub-contractors.
  • Issue sub-contract orders with the necessary documentation in accordance with Group Commercial Policy.
  • Perform on-site measurements and evaluate contractor payments.
  • Participate in various meetings, including pre-order discussions, quarterly valuation reviews, and project evaluations with senior management and external contractors.
  • Oversee all sub-contract orders on-site, engaging with sub-contractors as necessary.
  • Maintain trade specifications.
  • Price customer variations and coordinate with the sales department as needed.
  • Manage the Professional Fees Budget.
  • Assist with material procurement when required.
  • Support the Estimator and/or Commercial Manager with take-offs for land evaluations as needed.

Qualifications and Experience

Experience

  • Proven experience as a Quantity Surveyor or Surveyor within a residential construction environment.
  • Familiarity with cost control systems and valuation reporting.
  • Experience managing contracts with Housing Associations is preferred.

Education and Training

  • HND/HNC in Building Studies.
  • GCSE Grade C/4+ or equivalent in English and Mathematics.
  • Current CSCS card or equivalent is desirable.
  • RICS Professional Membership.
  • BSc in Quantity Surveying is advantageous.

Skills and Attributes

  • Excellent communication and listening abilities, with strong negotiation skills.
  • Highly driven to deliver quality projects.
  • Ability to work independently as well as collaboratively within a team.
  • Meticulous attention to detail and ability to meet deadlines.
  • Proficient in IT and adaptable to new systems.
  • Strong administrative capabilities.

Working Conditions

  • Flexibility regarding daily responsibilities and working hours is essential.
  • This is an office-based role, with travel required within the Divisional area.
  • Willingness to travel to development sites as necessary.
