We are in search of a Branch Manager for a reputable and ethical Estate Agency group. This role presents an exciting opportunity to lead a branch in a thriving market. You will benefit from a robust pipeline of new properties as well as a vibrant resale market, ensuring lucrative commission opportunities without any office threshold.
The ideal candidate will have experience as a Sales Manager, Senior Valuer, Valuations Manager, or a current Branch Manager. You should be enthusiastic about the prospect of managing your own branch and driving its success.
Salary: £30,000 - £35,000 per annum
Commission Structure: Competitive rates per letting and new home sales (dependent on developer). For the resale market, you will earn 5% on listings and 5% on sales (totaling 10%) with no threshold.
Working Hours: Monday to Friday, 9 AM - 5 PM (a rarity in the estate agency sector)
Saturday Rota: 10 AM - 4 PM (for Saturdays worked, you will receive a full day off in lieu the following week)
Requirements:
- A valid driving license
- Proven experience as a Sales Manager, Senior Valuer, Valuations Manager, or current Branch Manager
- Familiarity with the local market
- A great sense of humor

- Commitment to customer experience and satisfaction
- Ethical sales approach with a focus on customer service
Key Responsibilities:
- Oversee branch operations, demonstrating effective people management and pipeline management skills, with a strong conversion rate on valuations.
- Utilize your knowledge of the local market to develop innovative strategies for generating new business.
- While supported by a Negotiator, you will also engage in daily sales activities and enjoy the thrill of closing deals.
- Ensure compliance with all regulatory requirements within the branch.
- Handle inquiries via phone, email, and in-person with professionalism and care.
- Schedule and conduct property viewings in the local area.
- Collect and communicate detailed feedback from viewings.
- Arrange and perform property valuations.
- Facilitate offers on properties on behalf of buyers.
- Negotiate offers between vendors and buyers.
- Manage sales progression, keeping all parties informed throughout the buying and selling process.
- Collaborate with solicitors during the sales process.
- Lead and motivate your team, conducting one-on-one meetings and managing the office schedule.
- Conduct viewings for rental properties and provide appropriate feedback.
- Finalize lettings and coordinate effectively with the Property Management team.
- Be authentic, caring, and represent the company positively at all times.
