Job Title: Asset Manager/Property Manager

Cardiff University/Prifysgol Caerdydd is seeking a highly skilled Asset Manager/Property Manager to join our team. As a key member of our Estates and Campus Facilities Directorate, you will play a crucial role in maintaining and enhancing our estates, both in the short and long term.

Job Purpose:

To manage and develop the property asset management service for the University, ensuring compliance with our duties as a landlord and tenant, and effective financial and budgetary oversight for rent, property taxation, and service charges.

Key Responsibilities:
  • Provide professional advice and guidance on property management processes and procedures to internal and external customers, using judgment and creativity to suggest the most appropriate course of action.
  • Take responsibility for resolving issues independently within property asset management, where they fall within set role objectives.
  • Contribute to the long-term management of the department, supporting the development of long and shorter-term strategy, and translating strategy into work priorities.
  • Investigate and analyze specific issues within Higher Education estate management, creating recommendation reports, supported by awareness of advances within the sector and from other sectors.
  • Ensure the provision of the asset management service, across the management of property transactions, lease events, and general duties in supporting the University in its roles as both a landlord and a tenant.
  • Establish working relationships with key contacts, developing appropriate communication links with the University's Schools/Directorates and outside bodies as required.
  • Create specific working groups from colleagues across the University to achieve organizational and departmental objectives.
  • Plan and deliver specific small-scale projects, coordinating and supervising project teams created as needed.
  • Develop a wider understanding of and deliver training within real estate and property management.
  • Gather and analyze data to inform decisions, establishing basic trends and patterns in data, and creating reports as appropriate.
  • Maintain and develop the University's Property Terrier and undertake duties to support the department's administration and efficient functioning with respect to access to property information.
  • Instruct and guide other employees across the University on matters related to asset management.
Requirements:
  • Membership of the Royal Institution of Chartered Surveyors (RICS) or relevant degree or professional experience.
  • Specialist knowledge and experience of working within real estate and property management roles.
  • Demonstratable professional knowledge within the field of property asset management to give advice and guidance to internal and external customers.
  • Establishing and managing property budgets and service charges.
  • Proven experience in developing new processes and procedures.
Desirable Criteria:
  • Postgraduate/Professional qualification.
  • Experience of working in a Higher Education environment.
  • Fluency in Welsh, written and oral.
