About the Role
Vistry Group PLC is seeking a highly skilled Land Buyer to join our team in Milton Keynes. As a key member of our Land and Planning department, you will be responsible for sourcing and acquiring viable land opportunities for residential development across the Northern Home Counties region.
Key Responsibilities
- Identify and appraise new land opportunities for residential development, ensuring they align with our business strategy and core values.
- Establish and maintain effective working relationships with local authorities, land agents, landowners, and other developers within our area of operation.
- Prepare accurate viability assessments, supporting the Senior Land Manager or Land Director with acquisition strategies, which will involve presenting development opportunities to senior colleagues for approval.
- Collate build costs, sales market research, local planning policy, and technical information to undertake a detailed assessment of a site's potential for development.
- Work with the Planning Manager to obtain planning consents, discharge planning conditions, and manage S106 obligations and CIL payments.
- Assist in negotiating legal agreements with lawyers and third parties.
- Assist in preparing approval packs for the Main Board to obtain approval to proceed with land acquisitions.
Requirements
- Degree-qualified, ideally in a property-related field.
- A confident communicator with strong negotiation skills and excellent presentation skills.
- Excellent geographical knowledge and an understanding of the residential market, including a network of contacts within the industry.
- Able to negotiate land agreements with solicitors, agents, and third parties.
- A good understanding of residual appraisals and national and local planning policies.
- Positive attitude towards teamwork and a commitment to work as required to meet the needs of the business.
Desirable Qualifications
- Experience from a land agency or developer background.
- Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term.
- Build a short and medium-term pipeline landbank based on strong margin and advantageous deal structure and cashflows.
- Maintain and expand the Division's key contact base, e.g., land agents, landowners, local authorities.
- A good understanding of Excel and residual appraisals.
- Technical ability and good understanding of the planning process.
